Abstract : because the housing units is a homogeneous commodity, it is best to look at the nature of the characteristics that distinguish between them. This study aims to identify the factors affecting residential rents in the city of Jeddah, and to achieve this goal has been to analyze the relationship between rents in the city's districts and variables on the characteristics of those units with a focus on ease of access variables, properties of the building, and the characteristics of the dwelling unit. It was found that the variables selected for the rental of residential units: bathrooms , annual rental ,bedrooms and members of family. Where to get statistical data scan of the city of Jeddah, including residential rents were obtained from questionnaires distributed to individuals and families in all parts of the city of Jeddah where the distribution of the questionnaire after the division of the city of Jeddah to 6 parts of northern, central and south east of the highway and west of the highway. This was done during the period (April and Max I and Max II) in 2011 AD - 1432 H. And has been the application of the study sample of 256 out of 600 samples. Where the exclusion of about 3% of the study sample to non-completion of the data, and the exclusion of approximately 25% of the sample as belonging to the owners and not tenants. And has developed questions and direct images of rank and given options to answer as much as possible. As to fill voids left by the researchers of the questions that cannot be options. He had to pre-encoding method (Pre-Coding) for all the answers in preparation for the introduction of computer in the analysis phase. Where came with the increase in the residential area of the unit , the increase in rent. The study recommended that some of the recommendations that will interest in this type of studies.
